DRAFT April 8, 2005 All air conditioning units, HVAC systems, exhaust pipes or stacks, elevator housing and satellite dishes and other telecommunications receiving devices shall be thoroughly screened from view from the public right -of -way and from adjacent properties, by using walls, louvers, fencing, roof elements, penthouse -type screening devices or landscaping. Fire escapes shall not be visible from any street right -of -way. In buildings requiring a second means of egress pursuant to local building codes, internal stairs or other routes of egress shall be used. Dumpster space, with the exception of food service refuse or other refuse not permitted indoors according to Building Code, shall be contained within a building. All outdoor trash areas, if necessary, shall be fully screened per the City of Lino Lakes Ordinances and shall be compatible with other structures on site in regards to architecture, building materials, coloration, etc. All materials, colors and architectural details used on the exterior of a building shall be compatible with the building's style, as well as with each other. A building designed of an architectural style that normally includes certain integral materials, colors and or details shall incorporate such into its design. Material changes must not occur at external corners (with the exception of quoins, which are encouraged), but may occur at reverse or interior corners or as a return — at least four feet from external corners. Equinox Development shall review all design, coloration, placement and construction on this property prior to submittal to the City of Lino Lakes. The use of common materials throughout the development will be required in order to provide visual continuity of the site, as well as with nearby developments.
