Planning & Zoning Board <br />May 11, 2005 <br />Page 10 <br />There were no further comments made. <br />Mr. Pogalz stated applicant should look at the whole site also, including the restaurant <br />and auto service site to determine those uses. <br />Mr. Hyden suggested they flip flop the restaurant site and the auto service site. <br />Mr. Laden made a MOTION to continue the public hearing and was supported by Mr. <br />Hyden. Motion carried 6 -0. <br />E. PUBLIC HEARING for a Conditional Use Permit for Northern Lights Car <br />Wash, located at 7990 Lake Drive <br />Staff stated the Community Development Department received an application for a <br />Conditional Use Permit for an automated car wash on the southeast corner of Lake Drive <br />and Main Street. This application was deemed to be complete and was added to this <br />agenda at this time. The public hearing was noticed and printed in the appropriate <br />newspaper outlet and mailings were sent to surrounding property owners. <br />The applicant, Kevin Irlbeck, has now requested that this application be tabled <br />indefinitely to do further study on the feasibility of the project. He has granted the City <br />an indefinite extension of time on the application, so staff is in agreement with the <br />request of the applicant. <br />The applicant will need to inform the City in writing of his decision to either continue <br />with this application or withdraw it from consideration. If he chooses to continue with <br />the request, it will then be added to the next available Planning and Zoning Board <br />agenda. <br />The Board indefinitely tabled this item. <br />F. Final Plat for Angie's Acres, Al Powers, 290 Elm Street <br />Staff stated A and J Properties have requested approval of a single - family residential <br />development entitled Angie's Acres. The subject property is adjacent to the southeast <br />corner of Elm Street and Rice Lake Lane and is currently developed with one single - <br />family dwelling which will remain. <br />The final plat conforms to the preliminary plat layout approved with Resolution 05 -29 by <br />the City Council on March 14, 2005. The title commitment for the property and the final <br />plat has been forwarded to the City Attorney for review and are acceptable. <br />All conditions of approval from the preliminary plat will be met through the <br />Development Agreement and building permit review processes. <br />Mr. Pogalz made a MOTION to recommend approval of Final Plat for Angie's Acres, Al <br />Powers, 290 Elm Street, and was supported by Mr. Tralle.
