F <br />Jeff Smyser <br />August 10, 2005 <br />PUBLIC HEARING: Zoning Ordinance Amendment <br />for Regulating Building Materials for Commercial, <br />Industrial, and Institutional Buildings <br />The zoning ordinance includes requirements for exterior building material. The existing <br />text imposes only minimal restrictions on building materials for commercial, industrial, <br />and institutional buildings. The community standards regarding the quality of buildings <br />have changed over time. Specifically, metal - skinned buildings that are or resemble pole <br />barns no longer are acceptable. This type of construction is appropriate for agricultural <br />uses or storage in rural areas. It is not acceptable for new commercial, industrial, or <br />institutional structures. <br />The attached draft ordinance proposes new language to clarify the requirements. In <br />addition, new language has been added to address institutional uses in all locations. <br />Churches and schools are allowed by conditional use in rural and residential zones, so the <br />ordinance should cover those situations. <br />OPTIONS <br />1.
