Plans for the proposed building were submitted to the City of <br />Lino Lakes for review on August 15, 2005. <br />Site Layout and Paving Plan (Sheet C2.0) <br />1. Place handicap accessible curb ramps at the end of handicap parking loading zones rather than where <br />shown so as to not force pedestrians out into traffic lanes to access pedestrian ramps. <br />2. It is recommended that the parking lot be analyzed for truck turning movements to ensure that the <br />parking layout will allow access for moving vans. <br />Erosion Control and Grading Plan (Sheet C3.0) <br />1. Connection to the existing sanitary stub should be made at elevation 893.61. <br />2. The trench drain on the north end of the main building does not have an outlet. <br />3. The trench drain, as shown, will conflict with the water main. <br />4. CBs 105 and 106 are 13 feet deep. Constructing them at this depth will be difficult and will encroach <br />into the Mn/DOT right -of -way. <br />5. There are various spots in the parking lot where gutter line grades are less than the minimum <br />allowable grade of 0.5 %. <br />6. Gutter tipouts must be shown on the plans. <br />7. In the southwest corner of the parking lot, a 908 contour is shown incorrectly (intersects curb where <br />flowline is 907.26). <br />8. Spot elevations must be shown at all building corners and all curb corners in the parking lot. <br />9. The proposed storm sewer system does not have an outlet. All storm water runoff must be captured <br />internally on the site and conveyed to the storm water pond to the northeast. The plans must show the <br />construction of the entire trunk storm system all the way to the pond outlet. Even though the trunk <br />storm line is shown on the Woods Edge Hotel submittal, this submittal must be able to stand alone <br />and not depend on another submittal being approved and built to provide the trunk storm line. <br />10. The northern most building appears that it may have sidewalk sloping toward the building. <br />11. The proposed water main shall be looped through the hotel site to the northeast. <br />12. The grade at the drive entrance to Town Center Parkway will exceed 6 %. <br />13. Infi- Shield neoprene sealing sleeves (or equal) to be used on all manholes. <br />
