E. / Routing: <br />Date: September 1, 2005 <br />Received were the Comprehensive Plan Amendment aApplication and PUD Concept Plan for this project. <br />This included existing topography maps, geotechnical report, and projected sewer flows. <br />Sanitary Sewer System Impacts <br />The City's Comprehensive Plan and the AUAR show that the sanitary sewer to serve this area will come <br />40 from the existing MCES Interceptor on 21st Street. An upgrade of Lift Station No. 8 will be required to serve <br />this Development. <br />Projected sewer flows from this Development are within the range expected for it in the AUAR <br />• <br />Water System Improvements <br />The Comprehensive Water Plan shows that a 16 -inch watermain will be needed to extend from the north end <br />to the south end of the project area. <br />Well No. 6 will be needed before this Development is completed. This project is scheduled for 2008 in the <br />City's Capital Improvement Plan. That schedule will be adequate to meet the needs of the City. <br />Streets <br />The AUAR calls for the 35E Frontage Road to be constructed through this property. The Concept Plan <br />shows this roadway being built. However, the first portion of the frontage road alignment is not within this <br />development, and will need to be worked out with the abutting property owners, and the City of Centerville. <br />Connecting roads to 20th Avenue are shown on the Concept Plan in accordance with the AUAR. <br />This Development is south of the proposed Northerly By -Pass on 80th Street.
