Plans for the proposed building were submitted to the City of Lino Lakes <br />for review on August 15, 2005. <br />Plaza Enlargement Layout Plan (Sheet C2.1) <br />1. A note on the plan indicates the fence posts on top of the retaining wall will be core drilled and <br />grouted into place. It is instead recommended to attach the fence posts to the wall by utilizing <br />mounting brackets. This would allow for easier maintenance and replacement if required in the future. <br />2. The ornamental fence detail is not clear or readable and appears to have pickets missing. Contact <br />SEH for an AutoCad drawing of the fence for use in the final plans. <br />3. ADA requirements state that 4 accessible parking stalls and access aisles shall be provided for a lot <br />with between 76 and 100 parking stalls, with at least one van accessible space served by a 96" wide <br />minimum access aisle. Only one accessible parking stall is shown with no access aisle. The <br />pedestrian curb ramp is located directly in front of the accessible parking stall where it will be <br />blocked by the parked vehicle. This curb ramp should be relocated to the access aisle and accessible <br />parking meeting all applicable ADA standards must be provided. <br />Erosion Control and Grading Plan (Sheet C3.0) <br />1. The use of steps to access the building and plaza area from Town Center Parkway should be avoided <br />if at all possible. It is recommended that, if feasible, a ramp meeting ADA standards be utilized. <br />2. The southerly parking lot entrance to Town Center Parkway needs to be regraded and raised slightly <br />to match the proposed grades for the roadway improvements on Town Center Parkway. <br />3. Further detail of proposed grades and spot elevations in the plaza area should be given. It appears <br />that the cross slope on the plaza varies from a high of 3.7% at the plaza gate to 2.57% at the <br />easternmost entrance to the building. This exceeds the maximum cross slope of 2% as set forth in <br />ADA accessibility requirements. <br />4. The walk directly outside of the main entrance has a slope of approximately 6.4% to the parking lot. <br />The accessible route from the accessible parking stall to the main entrance will encounter cross slopes <br />varying from approximately 3.5% to 6.4 %. These slopes exceed the maximum cross slope of 2% as <br />set forth in ADA Accessibility Guidelines. <br />• <br />
