The shared parking <br />spreadsheet is based on the Urban Land Institute's Shared Parking Standards and as is required by the <br />Development and Design Guidelines. As always, staff will continue to review each project to maintain the <br />parking standards within this block as well as the entire development. <br />Staff has included a condition requiring that the developer work with staff to identify an appropriate location for <br />bicycle parking facilities on this block. <br />Landscaping Requirements <br />The submitted plans meet all of the landscaping requirements of Chapter 3.6, including the number of Parking <br />Lot Trees, the height of retaining walls, and the design of the connecting walkway between the main entrance <br />and the street right -of -way. <br />As previously mentioned in the Parking section of the report, the site plan indicates a total of 93 parking spaces. <br />This means that the 12 trees provided throughout the lot exceeds the requirement of 1 tree for every 10 parking <br />spaces. The parking lot does not abut any public streets, so no additional landscaping buffer is required in that <br />regard. The overall plan for this block will include roughly 288 parking spaces, which does not meet or exceed <br />the threshold of 300 spaces which would require the implementation of connecting walkways throughout the <br />•arking lot. <br />
