Plans for the proposed building were submitted to the City of Lino Lakes <br />for review on October 2, 2005. <br />Erosion Control and Grading Plan (Sheet C3.0) <br />1. It appears that a large portion of the sidewalk on the north side of the building has cross slopes <br />exceeding 2.0 %. These slopes exceed the maximum cross slope of 2% as . set forth in ADA <br />Accessibility Guidelines. <br />Utility Plan (Sheet C4.0) <br />1. The rim on STMH 101 appears low. Verify this rim elevation is correct. <br />2. No information is shown for the grading of the ECS Drainage System. This information must be <br />shown on the plans. <br />3. The cover over the 12" HDPE pipe from STMH 101 to the ECS Drainage System is inadequate along <br />some of its length near the outlet. As shown, less than one foot of cover will be provided over the top <br />of the pipe. The full pavement section of 4" of bituminous and 8" of class 5 aggregate must be <br />maintained over the pipe. Insulation or the pipe itself should not impact the pavement section. <br />4. Roof drains are shown on the plan with a note indicating roof storage is to be used for rate control and <br />reference the architectural plans. The architectural plans show the roof drains but do not indicate how <br />rate control will be maintained, and refer to the mechanical drawings which were not provided. The <br />usage of roof storage to hold runoff from a 2.5" storm event was one component of the hydrology <br />model submitted to and approved by Rice Creek Watershed District and is an integral part of the <br />hydrologic design submitted by Hartford in this submittal. Without roof storage, the central <br />pond/infiltration basin, as currently shown, will be undersized. Roof storage and rate control for a <br />2.5" storm event must be utilized on this building consistent with the hydrology model originally <br />approved by Rice Creek Watershed District. Information describing how this will be done must be <br />submitted for review. <br />5. The locations and elevations of the sanitary and water main stubs on the west side of the building <br />have been revised as a part of the construction of Town Center Parkway.
