• <br />optics. Running a new water pipe would require moving these utilities or acquiring a <br />new easement. Moving the private utilities would be exceedingly expensive. The <br />remaining option is to purchase new easement outside of the existing road right of way <br />for a water trunk line. <br />White Pine Road: There is service available in White Pine Road, about 'A mile north <br />of the study area. Connecting to this would require either an easement through the <br />Rohavic Oaks residential properties or running along Hodgson to Rohavic Lane, and <br />running the pipe in Rohavic Lane and Laurene Ave. There is no location for a utility <br />easement between the home lots. This route would not immediately address the need to <br />loop the water system between Woodridge and Ware, though it could provide a loop from <br />Woodridge. The Ware Road trunk could be connected to this new trunk when <br />development fills in the gap. <br />In addition, the comprehensive plan guides the Rohavic Oaks neighborhood as <br />Unsewered Low Density Residential and the City has received only one inquiry from this <br />neighborhood about utility service. Without property owner participation, there would be <br />insufficient funding for utilities and road reconstruction. <br />Ravens Court: Connection to the Ravens Court water is possible. However, this would <br />not immediately address the need to loop the water system between Woodridge and <br />Ware, though it could provide a loop from Woodridge. The Ware Road trunk could be <br />connected to this new trunk when development fills in the gap. <br />Ware Road: As property develops along Ware Road, the trunk can be brought from <br />that side. The Ware Rd. properties are undeveloped, so the opportunity exists to plan <br />utility service alignment as land develops. However, it will be necessary to provide the <br />water loop to Woodridge as development is planned. <br />Preferred Options (PRELIMINARY): It is necessary to loop the water system. The area <br />between Ware and Woodridge is largely undeveloped or underdeveloped. This area <br />offers the best route for a new utility alignment to provide water looping. Therefore, the <br />preferred option is to plan a water trunk either between Ware Road and Woodridge Lane <br />or between Woodridge and Ravens Hollow <br />With the first option, a trunk would run from Ware Rd., through the study area within <br />new development, along property lines, and cross Hodgson. On the west side of <br />Hodgson, the water service would go through new development, south to CR J, then <br />connect to the existing Woodridge Lane trunk. This likely would require an additional <br />easement along CR J. <br />With the second option, the trunk would run from Woodridge, along CR J in a new <br />easement, and through the new development. Then it would run up Hodgson to the <br />Ravens Hollow development, crossing Hodgson at some point. <br />DRAFT December 8, 2005 Hodgson/CR J Master Plan page 17 <br />
