Staff would need to verify that the setbacks <br />would still be maintained once the final location of the right of way is determined. <br />The proposed building meets or exceeds all of the setback requirements for the LI (Light Industrial) zoning <br />district; including the minimum setback from residential districts of 75 feet and the setback requirement <br />between buildings of 1/2 the sum of the building heights of the two buildings. (Even if the 45 foot maximum <br />height was used the setback between buildings would be maxed out at 45 feet, this proposal is well in excess of <br />45 feet from the buildings to the east and the south. <br />Building Materials <br />•To meet the recently approved architectural design standards for the city, the applicant is proposing a mix of <br />brick/masonry materials and EIFS. Furthermore, the EIFS is no closer than 7 feet 4 inches <br />to the ground, which clearly exceeds the minimum of 4 feet required by the new ordinance. <br />The roof is proposed to be constructed of a metal product. All of the proposed materials meet the requirements <br />of the zoning ordinance. <br />• <br />
