• CHAPTER 5. <br />• <br />• <br />SIGNAGE STANDARDS <br />5.1. FREE STANDING SIGNS <br />Project Identity Signs <br />Definition. Signs designed to advertise the entire development and up to three major tenants. <br />Permits must be obtained for the placement of any project identity signage. <br />Placement. Project Identity Signs shall be located in accordance with the 'project identity <br />features' as shown on the Regulating Plan (Figure 4). <br />Design. Up to three major tenants within the project may also have individual signage on the <br />project identity signs for identification purposes; but shall be clearly secondary in size and scope <br />to the advertisement of the entire development, and shall be limited to the name and /or logo of <br />the tenant only. All project identity signage is encouraged to take the form of monument signage <br />integrated into a 'gateway' type feature such as walls or trellises. The final design of the project <br />identity signage must include only materials allowed within the Commercial, Mixed -Use, & Civic <br />District Architectural Standards (Chapter 3.4) and shall be subject to the approval of the City <br />Council. <br />Setback. Project Identity Signage should be setback a minimum of five feet from property lines. <br />If a setback of less than five feet is proposed the City Community Development Department may <br />establish administrative standards based on the protection of public health, safety, and welfare. <br />At no time shall the placement of free standing signage be allowed to impede the visibility of <br />vehicular or pedestrian traffic at intersections. <br />Directional Signs <br />Definition. 'Way- finding' signage intended to direct patrons to businesses and buildings with no <br />commercial messages beyond the names and /or logos of businesses or buildings located within <br />the site. Permits must be obtained for the placement of directional signage. <br />Placement, Design, and Setback. The developer shall submit a directional signage plan for <br />administrative review and approval by city staff. This signage plan must include the location <br />and design of all directional signage for the project. Once the directional signage plan is <br />approved, any subsequent revisions will require an additional administrative review. <br />Single User Signs <br />Definition. Any free standing sign advertising an individual user within the project. Permits are <br />required for the placement of any single user signage. <br />
