B <br />STAFF ORIGINATOR: Jeff Smyser <br />P & Z MEETING DATE: April 12, 2006 <br />TOPIC: CONTINUED PUBLIC HEARING <br />- Rezoning From Rural to R -3 <br />- Preliminary Plat <br />MUSA Reserve Allocation <br />Pheasant Stroll Estates <br />BACKGROUND <br />The P & Z opened this public hearing at the March meeting and continued it. The project <br />involves a submittal by Brunn Custom Homes for a rezoning and preliminary plat, which <br />requires an allocation of MUSA reserve. The subject site is ten acres of property at the <br />northwest corner of Co. Rd. J (Ash St.) and Ware Road. The application includes <br />platting for 27 townhomes and retaining an existing single family home. <br />The site is within the area of the Hodgson/CR J master planning study. The goal of this <br />study is a document that will guide development of the area. The study is examining <br />infrastructure— roads, water, sanitary sewer —to determine how to provide the <br />infrastructure to support development and redevelopment activity.
