For the majority of the buildings all grade changes will be done with sloping. All retaining <br />walls used are below the five foot requirement. <br />The buildings measure no greater than 39 feet in height from any grade level and entries for each unit are <br />accessible to either open space or public street. <br />The buildings are sited 15 feet from right of ways with patio /yard areas in front of each unit to maintain the <br />street presence and create the transition zone between private spaces of the homes and the public spaces. <br />The parking for each unit is provided with depressed grade parking on the first floor rear of each building unit <br />•th landscaping in between each garage and for some driveways for additional parking. <br />The setbacks for this type of product are as follows: <br />Table 7. Bay windows, fireplace elements, and balconies may extend into the front setback up to four feet, for a width not more than 10 feet. <br />The maximum extension of a projection into a side yard is 3 feet. <br />[2] Depressed Parking. Where a high water table prevents depressed parking, at -grade structured parking must be placed at the rear of the structure <br />with residential uses lining the front facade to finished grade. <br />
