Legacy Townhomes, page 4 <br />make sure appropriate materials and design are implemented. Specifically staff has a desire to further the <br />screening along the freeway to reduce the visibility and noise for the northern most townhome building. <br />Additionally, staff would like to take the spaces that are reclaimed by eliminating the six parking spaces <br />indicated above and create nice landscape /plaza amenities. <br />The guidelines required 10% of the residential site to be developed as public accessible open space. The plans <br />appear to be providing this with the central park element and the large swath of open space adjacent to the <br />wetlands that is accessible via the street on the back side of the townhomes. Staff will be asking the developer <br />to submit a plan that indicates the percentage of land area these amenities and any others that are added make <br />up. <br />Lighting <br />Chapter 4 of the guidelines does not include lighting standards, but the photometric lighting plan submitted with <br />the application is in conformance with the minimum standards of Chapter 3.7 of the guidelines. The lighting <br />proposed for the townhome area is the standard lighting that is being used throughout the Legacy project area. <br />Engineering <br />Due to the submittal of revised engineering, the city's consulting engineer on the Legacy project (Short Elliot <br />Hendrickson) was not able to complete a thorough review with comments. This is one of the main reasons staff <br />recommending a continuation of this item to the May meeting. <br />Final Plat <br />Planned Unit Development - Final Plan applications include a final plat for the site; however, Hartford has not <br />submitted a final plat document that could be reviewed by city staff This is one of the main reasons staff is <br />recommending a continuation of this item. <br />ENVIRONMENTAL BOARD <br />The Environmental Board reviewed this application at the March 29th regular meeting. Their comments were <br />not available when this report was written, but will be included at the May 10th meeting. <br />RECOMMENDATION <br />�tff recommends continuing this item to the May 10`h regular meeting. <br />ATTACHMENTS <br />1.
