• <br />• <br />The Preserve <br />page 9 <br />ENVIRONMENTAL BOARD <br />The Environmental Board reviewed the project at its April 29 meeting. Generally, the Board <br />recommends pursuing the conservation development approach on this site. Most of the specific <br />recommendations have been part of the planning of the project since the start. Other specifics <br />will be examined for feasibility as the project review continues. The Environmental Board <br />recommendations are attached. <br />OPTIONS <br />1. Approve the Rezone to Planned Unit Development, the Development Stage Plan/Preliminary <br />Plat, and the Allocation of MUSA Reserve with the conditions of approval listed below. <br />2. Deny the application. <br />RECOMMENDATION <br />Option 1 <br />CONDITIONS OF APPROVAL <br />1. Some lots will have restricted back yards due to easements or other features of the <br />development plat. The developer, builders, and future property owners should be aware of <br />this. House structures shall only be built within the building pads on the approved plans. <br />2. Some lot lines, easements, and other features will require adjustments prior to city council <br />review of the project. <br />3. Streets shall be 28' face of curb to face of curb and parking shall be prohibited on one side of <br />the street only. <br />4. Park dedication shall be cash with credit for construction of trails. <br />5. A restoration and management plan shall be included in the city council approval of the <br />proj ect. <br />6. A conservation easement area shall be shown on the plans and dedicated to the City. The <br />easement document shall describe the restoration and management plan and its funding. The <br />easement document shall be reviewed by the City prior to dedication of the easement and <br />prior to final plat approval. <br />
