Bengtson, Associate Planner <br />Date: August 1, 2006 <br />Administrative Action — Site Plan Review <br />Re: <br />The Community Development Department recently completed an <br />administrative review of a Site Plan Review application for a 15,015 <br />square foot financial institution with drive through (Sheet Metal <br />Workers Federal Credit Union) at 700 Apollo Drive. <br />A site plan and building elevations are included with this <br />memorandum for your information. <br />The Planning and Zoning Board may recall that the applicant <br />originally requested and then later withdrew a Preliminary Plat <br />application to combine Lots 2 and 3 of the JADT Addition. They <br />chose to retain the flexibility to either expand their operations to Lot 2 <br />in the future (with the approval of a Preliminary and Final Plat) or to <br />develop Lot 2 with a completely separate use. Upon withdrawal of <br />the Preliminary Plat the remaining request for Site Plan Review was <br />reviewed administratively as is allowed under the Zoning Ordinance. <br />Staff is working with the developer to complete the Site Performance <br />Agreement for development of the site; but building permit <br />applications have not been submitted, nor has the developer indicated <br />an anticipated construction schedule. <br />If anyone needs additional information in regards to this application <br />please feel free to contact me. <br />
