• <br />Roads <br />Hodgson Road (CSAH 49) is an arterial road that runs from Lino Lakes south into central St. <br />Paul. County Road J, (CSAH 1, CSAH 32 or Ash Street), is an arterial running across much <br />of Anoka County, from State Trunk Highway 65 on the west to I -35E on the east. Co. Rd. J <br />forms the boundary between Lino Lakes and Shoreview. It also is the boundary of Anoka <br />County and Ramsey County, which share responsibilities for CR J. <br />Existing Land Uses <br />The study area includes a variety of residential and commercial uses. A garden center, used <br />auto lot, and auto repair business line the east side of Hodgson Rd. The auto sales business <br />owner has acquired a five -acre lot immediately east of the existing sales lot. On the <br />periphery of the study area, several single family homes exist on large, rural lots without <br />water or sanitary sewer services. About 600 feet to the north is the new neighborhood of <br />Ravens Hollow. <br />A closed bar /restaurant sits on the northwest corner of Hodgson Road and CRJ. To the north <br />of that is an insurance office. Next is a liquor store with an apartment on the second floor. <br />Further north is a 17 -acre parcel running for 1000 feet up the west side of Hodgson. This <br />parcel includes a house and some out buildings. <br />Several existing neighborhoods border the study area: Woodridge Estates and Blomquist <br />Addition to the west, Rohavic Oaks to the north, and homes south of CR J in Shoreview. <br />Discussions with property owners at a March 2005 open house and throughout 2005 were a <br />vital part of the study. Some want to develop their site, some want to continue the existing <br />use for now, but have plans for future development.
