Lot Area. <br />tebhhictues <br />1) Lots served by individual subsurface sewage treatment systems (ISTS) <br />shall have a minimum of one (1) acre of buildable land area capable of <br />accommodating the principle dwelling, accessory buildings, and two (2) <br />individual soil treatment systems (drainfields). <br />2) Lots served by a MPCA approved community sewage treatment <br />system shall have a minimum lot area of twenty -five thousand (25,000) <br />square feet of buildable land. <br />3) No individual single family lot may exceed five (5) acres in size. <br />c. Minimum Lot Width. <br />1) ISTS Lots. Two hundred (200) feet. <br />2) Lots Served by a MPCA Approved Community Sewage System. <br />a) Interior Lot. One hundred (100) feet. <br />b) Corner Lot. One hundred twenty -five (125) feet. <br />d. Setbacks. Setbacks shall be the same as those imposed in the -applicable <br />base Rural zoning district. <br />e. Sewer Management. A report shall be , prepared by a Minnesota <br />Pollution Control Agency licensed designer and submitted to the City. ; erg <br />the The report shall demonstrate the feasibility of individual subsurface <br />sewage treatment systems (ISTS) and water syctemc on each lot or a <br />community or shared sewage and water system serving the rural <br />subdivision. The report shall follow all applicable requirements of <br />Minnesota Rules Chapter 7080 -7083, Anoka County or City ordinances, <br />as may be amended, and include a soil fig- analysis an4 percolatien <br />tests to verify report conclusions. <br />For any development with a community sewage treatment system, the <br />City shall require documentation that the property association shall be <br />responsible for liability insurance and costs associated with the <br />maintenance and operation of a community sewage treatment system. <br />The City shall also require an agreement that if the association is not <br />maintaining the system or the system is not operating properly, the City <br />Lino Lakes Zoning Ordinance Administration <br />Amended per Ord.
