• <br />SECTION 7. BUSINESS DISTRICTS draft July 5, 2011 <br />Subd. 1. NB, Neighborhood Business District. <br />A. Purpose. The purpose of the NB, Neighborhood Business District is to provide <br />for the establishment of local businesses for convenience, limited office, retail or <br />service outlets which deal directly with the daily requirements of the immediate <br />neighborhood and which are located along a collector or arterial roadway. These <br />businesses are not intended to draw customers from the entire community. No <br />new land shall be zoned NB, Neighborhood Business unless the site is within a <br />Commercial land use category according to the Comprehensive Plan ors rea lies <br />within the City's MUSA and sanitary sewer and municipal water are available. <br />B. Lot and Yard Requirements. <br />1. Minimum Lot Size. <br />a. Sewered Lot. Eleven thousand two hundred fifty (11,250) square feet. <br />b. Unsewered Lot. Ten (10) acres, in accordance with applicable <br />provisions of Section 3, Subd. 2. of this Ordinance. <br />2. Minimum Lot Width. <br />a. Sewered Lot Interior Lot. Seventy -five (75) feet. <br />b. Sewered Lot Corner Lot. One hundred (100) feet. <br />c.-Lot- --One- hundred fifty (150) feet. <br />3. Setbacks. (The greater of the following:) <br />a. From Streets. <br />1) a Local Street. Thirty (30) feet. <br />2) Principal Collector or Arterial Street. Forty (40) <br />feet. <br />3) Parking Lot from street.
