• Subd. 6. EBFS, Existing Business - Future Services District. <br />A. Purpose, Intent, and Limits on Establishing the Zone. The purpose of this <br />district is to recognize the location of existing business sites in an area that is <br />guided by the Comprehensive Plan for Commercial land use and for municipal <br />water and sanitary sewer prior to year 2030 but where these utilities currently are <br />not available. This zoning district is to include the following properties: <br />• <br />• <br />(list the sites at the east end of Oranqe and Maple streets) <br />1 The intent is: <br />a. to allow the continuation of the existing commercial businesses that <br />were established in accordance with official controls in effect at the <br />time and allow for the possibility of expansion if it is reasonable <br />based on the location, site size, impacts on other properties, and <br />other relevant factors. <br />b. when municipal utilities are available, these sites will be rezoned to <br />a commercial zoning district —NB, LB, or GB —that is consistent <br />with the Comprehensive Plan. <br />c. to avoid the establishment of any new such sites. <br />to • revent the ex ansion of businesses that when established <br />were not in accordance with official controls in effect at the time. <br />2. No additional EBFS zones shall be established. <br />B. Lot and Yard Requirements. <br />1. Minimum Lot Size. The lots as they exist at the time the properties are <br />zoned to EBFS shall be continue: no property in this district shall be <br />reduced in size. <br />2. Minimum Lot Width. The lots as they exist at the time the properties are <br />zoned to EBFS shall be continue: no property in this district shall be <br />reduced in width. <br />3. Setbacks.
