• <br />• <br />• <br />AGENDA ITEM V C <br />STAFF ORIGINATOR: Jeff Smyser <br />P & Z MEETING DATE: August 10, 2011 <br />DISCUSSION TOPIC: CONTINUED PUBLIC HEARING <br />Amending Section 7 of the Zoning Ordinance <br />(Business Zones) <br />BACKGROUND <br />At the July meeting, the P & Z opened the public hearing on amending Section 7 of the zoning <br />ordinance. Section 7 currently includes the three business zoning districts: Neighborhood <br />Business, Limited Business, and General Business. We worked through these three zones and <br />after a few revisions, the Board was comfortable with the proposed amendments. Because of the <br />late hour, the public hearing was continued to the August meeting. <br />Staff is proposing a new business zoning district to address several difficulties that have arisen <br />over time in the area where Olive, Orange, and Maple Streets intersect with Lake Drive. The <br />intent is that the new zone would include the area guided Commercial on the attached detail of <br />the 2030 Comprehensive Plan Land Use Map. It should be understood that the rezoning action <br />itself will occur in the future and involve a separate public hearing. <br />Tonight, we will discuss the proposed new zoning district. The draft of the new district is <br />attached, along with some maps that will assist with understanding the issues to be resolved. <br />OPTIONS <br />1. Complete discussion of amendments to Section 7, business zones. Close public hearing. <br />Recommend approval of amendments to Section 7. <br />2. Continue public hearing and return to staff with direction. <br />RECOMMENDATION <br />Option 1 <br />
