Subd. 2. LB, Limited Business District. <br />A. Purpose. The LB, Limited Business District. is to provide for the establishment <br />of local businesses in Thore may be some areas of the city which are suitable <br />only for commercial uses of a limited (less intense) nature. This may be due to <br />the close proximity of residential uses or limitations of the surrounding <br />transportation system. This may include high quality commercial areas such as <br />an "office park" development. <br />and rosidontial uses. No new land shall be zoned LB, Limited Business unless <br />the site is within tithe Commercial land use category according to the <br />Comprehensive Plan or arca tics within the City's MUSA and sanitary sewer and <br />municipal water is available. <br />B. Lot and Yard Requirements. <br />1. Minimum Lot Size. <br />a. Sowcrcd Lots. Eleven thousand two hundred fifty (11.250 square <br />feet)Fifteen thousand (15,000) squ: rc foot. <br />b. Unsewored Lots. Tcn (10) acres in accordance with applicable <br />provisions of Section 3, Subd. 2. of this Ordinance. <br />2. Minimum Lot Width. <br />a. Sewcred Lots. One hundred (100) feet. <br />b. Unscwcrcd Lots. Onc hundred fifty (150) foot. <br />Setbacks. (The greater of the following:) <br />a. From Streets. <br />1) Principal and Accessory Buildings - Local Street. Thirty (30) <br />feet. <br />2) Principal and Accessory Buildings - Collector or Arterial <br />Street.
