The distance shall be determined with due consideration of the <br />minimum distance required for approach connections to future grade <br />separations or for lot depths. <br />(8) Compliance with the Lino Lakes transportation plan. All <br />subdivisions incorporating streets which are identified in the city <br />transportation plan, as amended, shall comply with the minimum right - <br />of -way, surface width and design standards as outlined in the plan and <br />must be reviewed and approved by the city engineer. <br />(9) Access management requirements. All subdivisions shall be <br />reviewed for its consistency with the access management guidelines of <br />the Lino Lakes transportation plan. <br />1 1001.101 EASEMENTS. <br />(1) Lot lines. Drainage and utility easements at least ten feet wide shall <br />be provided on all lot lines (see diagram below). These easements may <br />be centered on common rear and side lot lines. At a minimum, these <br />easements shall be ten feet wide along all lot lines on streets and along <br />all boundaries with land not being developed. The easements shall have <br />continuity of alignment from block to block. At deflection points, an <br />easement for a pole line anchor shall be provided where necessary. <br />(2) Drainage channels. Easements shall be provided along each side of <br />the centerline of any waterway or drainage channel. The easements shall <br />be of a sufficient width to provide for proper maintenance and <br />protection of the waterway or channel, stormwater runoff and the <br />installation and maintenance of drainage systems.
