Wedel, P.E. <br />Date: March 27, 2013 <br />Re: Main Street Shoppes- Preliminary Plat Review <br />WSB Project No. 2029 -46 <br />The following site review is based on these submittals: <br />1. Preliminary Plat and Site Plans for the Main Street Shoppes prepared by Land Form: <br />C0.1 — C7.3 dated March 22, 2013. <br />Certificate of Survey Comments: <br />1. Sheet C1.1 is incorrectly labeled Preliminary Plat when it is actually the Certificate of <br />Survey. <br />2. The proposed Otter Lake Road extension and pond should not be shown on the <br />Certificate of Survey since they have not yet been constructed. <br />3. The OHWL for the existing wetland needs to be included on the plans. <br />4. The existing contours need to be labeled. <br />Preliminary Plat Comments: <br />1. The proposed drainage and utility easement over the utilities located within the private <br />access road must be included with the plat. The proposed access easement will need to <br />be recorded under a separate document. <br />Site Plan Comments: <br />1. The existing trail along the north side of CSAH 14 must be shown for the entire width of <br />the property. It is currently only shown across approximately half of the site. <br />Grading, Drainage, Paving & Erosion Control Plan Comments: <br />1. Silt fence needs to be installed around the entire perimeter of Lot 1 as shown on the <br />McDonalds site plan. <br />2. A typical section for the access driveway needs to be included with the plans. Per the <br />grading plan, it appears that the intent is to sheet drain the pavement from the south side <br />St. Cloud • Minneapolis • St. Paul <br />Equal Opportunity Employer <br />wsbeng.com <br />
