The following documents were provided for review: • Preliminary Plans, dated March 22, 2013, prepared by Landform • Stormwater Management Plan, dated March 22, 2013, prepared by Landform • NRCS Soil Map and Soil Data, Dated March 20, 2013, prepared by Landform • Geotechnical Report, dated April 25, 2005, prepared by AET • Storm Sewer Design and Hydrocad Models, dated March 22, 2013, prepared by Landform These documents have been reviewed to determine if the proposed development is able to meet the stormwater and erosion sediment control requirements of the City as outlined in Chapter 1011 of the City Code. Based on this review, we offer the following summary of activities proposed by the applicant and comments that the City may consider as a part of the approval process. Proposed Stormwater Management Summary The applicant proposes to construct a stormwater pond and a wetland treatment system on the northwest corner of the site. These facilities are planned to serve the southern 4.4 acres of the parcel that are adjacent to Main Street. Stormwater runoff from the southern area will drain to the treatment system through storm sewer under the proposed driveway and a temporary ditch on the west side of the property. The use of erosion control devices such as silt fence and rock logs are proposed to minimize erosion and sediment transport during construction.
