The proposed drainage system will influence how the northern portion of the site <br />can be developed. <br />The applicant has proposed a temporary ditch through the northern portion of the site on <br />the west side of the property. Once the northern portion of the site is developed, the <br />applicant intends to replace the ditch with storm sewer. In order to facilitate sewer <br />construction, several feet of fill may be needed in order to allow adequate cover over the <br />new storm sewer. <br />We recommend that the applicant be advised that this may affect how the northern <br />portion of the site may be developed. The applicant may wish to develop a master plan <br />for the site that considers how the northern portion of the site can be developed. <br />3. Detailed engineering comments should be addressed by the applicant prior to final <br />approval. <br />We have identified several detailed, engineering - related issues that should be addressed <br />prior to final approval. We intend to work directly with the developer's engineer to <br />address these comments. <br />• It is recommended that any approvals issued be contingent on addressing these detailed, <br />engineering comments to the satisfaction of City Staff. <br />In conclusion, it is recommended that the comments above be addressed prior to application <br />approval.
