Before any further development, please address the
following issues:
Water Resources:
It appears that a part of the site runoff may discharge downslope to the I -35W right -of-
way via the low area at the proposed dumpster, which would be unacceptable.
Please provide a narrative regarding the ownership and outlet of the existing stormwater
pond east of the site to which the proposed stormsewer discharges. If the existing
stormwater pond is owned by MnDOT, provide drainage model documentation that
demonstrates no increase in peak flow for the 10 -year and 100 -year events discharged to
the stormwater pond. If the existing stormwater pond is not owned by MnDOT, but
discharges to the I -35W right -of -way, please demonstrate that the proposed condition
does not increase peak flows discharged to the I -35W right -of -way or otherwise conforms
to the original design basis of the stormwater pond.
For questions concerning these comments, please contact Bruce A. Irish (651- 234 -7534)
in MnDOT Metro District's Water Resources Engineering Section.
Noise:
MnDOT's policy is to assist local governments in promoting compatibility between land
use and highways. Residential uses located adjacent to highways often result in
complaints about traffic noise. Traffic noise from this highway could exceed noise
standards established by the Minnesota Pollution Control Agency (MPCA), the U.S.
