Amended Preliminary Plat for Century Farm North 1st Addition thru Century Farm North 8th <br />Addition prepared by M & P : <br />Sheets 1 - 8 Received on May 13, 2013 and dated May 10, 2013 <br />Cover Sheet Comments: <br />1. The typical side yards easements shown are 10 feet; however, they should be 5 feet. <br />Certificate of Survey Comments: <br />1. The Morell Parcel should have a bold line around the property since it is included as part <br />of the plat. <br />Resource Inventory Comments: <br />1. The pond on the south side of Robinson Drive adjacent to the park property is labeled a <br />wetland. Please confirm if this is a storm water pond or a wetland. <br />Amended Preliminary Plat Comments: <br />1. Outlot A appears to be bigger than it needs to be. There is approximately 40 feet from <br />the east edge of the trail and the west lot line of Lot 1, Block 2. Outlot A only needs to <br />extend 10 feet to the east of the proposed trail. The remainder of the property can be <br />incorporated into Lots 1, 2, & 3 Block 2. <br />2. The proposed 8 foot bituminous trail shown on the south side of Robinson Drive needs to <br />transition to 5 foot concrete sidewalk where it will be crossing the single family lots that <br />front on Robinson Drive. In addition, the 8 foot trail needs to be extended on the east end <br />all the way to Century Trail as part of this project. <br />3.
