PROPOSED DEVELOPMENT <br />The applicant has submitted a land use application for the following: <br />• Rezone property located at 7880 Sunset Avenue from R -Rural to PUD- Planned <br />Unit Development. <br />• Amendment to Development Stage Plan/Preliminary Plat of Century Farm North <br />to expand project boundary, realign Robinson Drive and create new parcels. <br />• Vacation of dedicated parkland (City Council action) <br />The proposed Development Stage Plan/Preliminary Plat amendment (PUD amendment) <br />occurs within Outlot A of Century Farm North 5th Addition. This will be the second <br />PUD Amendment to Century Farm North. <br />The applicant is requesting an amendment to the Development Stage Plan/Preliminary <br />Plat of Century Farm North to include a 0.991 acre parcel located 7880 Sunset Avenue <br />owned by Jeff Morell. This parcel is currently zoned R -Rural and requires rezoning to <br />Planned Unit Development in conjunction with Century Farm North. <br />The project also includes the realignment of Robinson Drive. The current <br />PUD /Preliminary Plat as it relates to Century Farm 5th Addition has 10 detached single <br />family lots and 16 single family lots. The proposed rezoning, PUD amendment and road <br />realignment will create an additional 12 single family lots and convert the 10 detached <br />single family lots to single family lots. <br />A portion of dedicated parkland will need to be vacated to accommodate 3 proposed new <br />lots. The Park Board will review the proposal and make recommendation and the City <br />Council will hold a public hearing. <br />BACKGROUND <br />Century Farm North is a residential planned unit development in northwest Lino Lakes <br />that the City approved in 2003. It includes a mix of housing styles: typical single family <br />lots; single family airpark lot with hangars; detached townhomes (individual house lots <br />located within a commonly owned yard lot); and attached townhomes. The development <br />consisted of 27 low density and 223 medium density units on 85.3 net acres of land <br />resulting in a net density of 2.93 units per acre. <br />There have been five (5) final plats and one (1) PUD amendment to date. The first <br />amendment allowed for the conversion of 16 detached single family lots to 16 single <br />family lots. Five (5) of those single family lots were final platted as part of the 5th <br />Addition. <br />2 <br />• <br />
