Sketch and description for proposed drainage and utility vacation for 2235 Arthur Court, <br />Lino Lakes, MN 55038 prepared by E.G. Rud & Sons, Inc. dated July 15, 2013 <br />Proposed Drainage & Utility Easement Vacation Comments: <br />1. Only the centerline of the proposed driveway is identified on the sketch. The width and <br />location of the entire driveway needs to be added to the sketch to allow for a more <br />complete review of the impact the driveway will have on the natural drainage patterns for <br />the area. <br />2. The general direction for the drainage on this property and on the adjacent properties is <br />from northwest to southeast. It is therefore recommended that the amount of drainage <br />and utility easement that is proposed to be vacated be limited to only what is needed for <br />the garage, driveway, and a small buffer around the improvements. The remainder of the <br />easement should be left in place to accommodate the existing drainage in the area on <br />either side of the proposed garage. <br />3. A culvert will likely be needed under the proposed driveway and needs to be included on <br />the sketch. The location of the culvert will impact where additional drainage and utility <br />easement will need to be maintained. <br />In conclusion, the information requested above needs to be provided and reviewed prior to <br />approving any vacation of the existing drainage and utility easement.
