• <br />Public Utilities <br />The subject site is located in Sanitary Sewer District 3 (Sub - district 3C) and is served by <br />a MCES Interceptor 76 -51, a 24 -inch gravity sewer in Cedar Street The gravity sewer <br />main is located approximately 400 feet to the east of the north boundary of the <br />development and is adequate in size for development of the site. The trunk sanitary <br />sewer main will extend from the existing MCES interceptor south on Street B into the <br />development. <br />The subject site is served by a 16 inch trunk watermain located in CSAH 54 (20th <br />Avenue) and Cedar Street. The trunk watermain will extend from Cedar Street south <br />along Street B to the proposed future extension of Birch Street and then west on Birch <br />Street to 20th Avenue. <br />Public Land Dedication <br />The City will require a combination of land dedication and cash in lieu of land. A per <br />unit fee will be charge against all units in the plat. The value of land proposed for <br />dedication will be subtracted from this amount. <br />Tree Preservation <br />A tree survey and preservation plan shall be submitted. There are a few small tree stands <br />• specifically on the southwestern corner of the site that will need to be evaluated. <br />FINAL COMMENT <br />The City's review and comments on the concept plan's relation to the Comprehensive <br />Plan and development regulations does not grant any rights to the applicant to <br />development the property as depicted by the concept plan. <br />ATTACHMENTS <br />1.
