The site and surrounding areas east of Co. Rd. 54 are guided for Medium <br />Density Residential. <br />The site drainage splits across the middle of the site. Runoff to the south being picked up by a <br />ditch system cutting across the southeast corner of the site and runoff to the north going to the <br />County ditch system. The site has light tree cover with trees mainly on perimeter boundary lines. <br />The site is proposed to develop as a Planned Unit Development (PUD). There is a mix of 163 <br />single family lots, 41 townhouse lots and an approximately 60 unit age restricted residence <br />building. Approximately 22 acres of open space and park is proposed plus trails and sidewalks. <br />Enhancing the open space are 70 foot wide single family lots instead of the 60 foot widths allowed <br />by the guided zoning. <br />Existing utilities are located on the north side of the site at Cedar Street. Thus the site is set to <br />develop from the north to the south over a 4 to 5 year period extending streets and utilities through <br />each phase. The layout has been designed to address access for adjoining properties with street <br />stubs, two on the south and three on the north. <br />It is anticipated there will be a master association over the entire project for the maintenance of <br />any common open space and main entrance from Co. Rd. 54. The townhouse area will have a <br />sub association to maintain common space within their area. The age restricted residence will <br />maintain their facility and grounds. To meet infiltration requirements of the Watersheds, AJE is <br />looking into the feasibility of using storm runoff as a means to irrigate the open spaces which <br />would also be part of the master association. <br />AJE Companies will maintain architectural review and have restrictive covenants, yet to be <br />defined, to maintain a clean and viable neighborhood. <br />Proposed land use is as follows: <br />Single Family Housing — 40.4 ac (total) Individual S.F. Lots — 36.1 ac <br />Townhome Area — 4.3 ac Age Restricted Residence — 1.3 ac <br />Open Space /Park — 22.0 ac Street R/W — 11.3 ac <br />Commercial — 0.0 ac <br />We look forward to working with the City and staff through the development planning process to <br />create a neighborhood all future residence will feel proud of. <br />
