Storm Water Management and Erosion and Sediment Control <br />Storm water will be managed through the existing Marshan Meadows system. <br />Appropriate soil erosion and sediment controls shall be employed during construction of <br />the single family home. <br />A grading and drainage plan shall be submitted to the City Engineer and Rice Creek <br />Watershed District for review and approval. <br />Utilities <br />Public water, sanitary and storm sewer utilities exist along Stagecoach Trail and are <br />adequate in size for the addition of one (1) single family home. <br />Public Land Dedication <br />The City will require payment in lieu of land dedication for purposes of public land <br />dedication. Since park dedication fees were paid for the existing lot at the time Marshan <br />Meadows was platted, fees will only be required for the newly created lot (Lot 2). <br />1 lot x $2,500 payment in lieu = <br />TOTAL $2,500 <br />Tree Preservation <br />A tree preservation plan is not required. The buildable area for Lot 2, Block 1 has been <br />rough graded and no significant trees exist. No grading or tree removal should occur <br />beyond the silt fence and construction limits. <br />Landscaping <br />One (1) boulevard tree shall be required on Lot 2, Block 1. <br />Final Plat <br />Staff is recommending the preliminary and final plat be reviewed and approved together. <br />The developer /applicant shall enter into a Development Contract and other documents as <br />the City deems necessary. <br />Comprehensive Plan <br />The proposed addition of one (1) single family lot for Marshan Meadows Second <br />Addition is in compliance with the Comprehensive Plan in terms of Resource <br />Management System, Land Use Plan, Housing Plan, and Transportation Plan. <br />6 <br />• <br />
