• <br />• <br />Building Design Standards <br />The developer is proposing several different housing models and product types for both <br />the 65/70 foot wide lots and the 50 foot wide lots to provide customers with options and <br />development variations. <br />The following building design standards shall apply to the single family lots as minimum <br />PUD standards which mirror the R -2 District. <br />1. The minimum footprint, less garage area, for a single family dwelling unit shall <br />be as follows: <br />3 Bedroom Rambler <br />2 Bedroom Rambler <br />1 -1/2 Story <br />Split Foyer/Entry <br />Split Level - 3 level minimum <br />Two Story <br />1,050 square feet <br />1,010 square feet <br />980 square feet <br />980 square feet <br />980 square feet <br />850 square feet <br />2. All dwellings without basements in this district shall be required to <br />provide an additional one hundred (100) square feet of floor area to house <br />utilities. <br />3. All dwellings shall have a double garage at a minimum. <br />4. All dwellings shall comply with the Design and Construction Standards of <br />Section 3, Subd. 4.B. <br />Garages. All single family dwellings shall have a double garage and shall comply <br />with the following: <br />a. Compliance with the Building Type and Construction Standards of <br />Section 3. Subdivision 4.B, and <br />b. All garages, except side or rear loaded garages, shall not protrude forward <br />of the front wall of the house, unless the house includes a front porch that <br />is unenclosed, a minimum of 8 feet in depth, and extends across 100 <br />percent of the front facade of the house. The garage shall then not <br />protrude forward of the front porch, and <br />c. If the garage door faces the street, the length of the garage wall facing the <br />street shall not be greater than fifty percent (50 %) of the length of the <br />entire front facade of the structure; except on houses that comply with all <br />of the following conditions: <br />1) The second floor living space extends over the two -car portion of <br />
