38 <br />(3) One up -to -date (within 3 months) title insurance commitments for the property being subdivided, <br />as the city attorney or Community Development Department may require. <br />(4) One copy of any title declaration, conservation easements, deed restrictions, restrictive covenants, <br />homeowner's association documents, or common interest community documents. <br />(5) Documents and information necessary to fulfill the conditions of approval of the preliminary plat. <br />(6) Final plat general information: <br />(a) Name of the subdivision; <br />(b) Location by section, township, range, county, and state as well as descriptive boundaries of <br />the subdivision based upon an accurate traverse, giving angular and linear dimensions; <br />(c) Scale (engineering only) not larger than 1 inch equals 100 feet; <br />(d) North point indication; <br />(e) The location of monuments shall be shown and described. Monuments shall be at all property <br />corners; <br />(f) Location and accurate dimensions of all lots, outlots, streets, and other features. Lots and <br />blocks shall be numbered; <br />(g) A listing of the total area of each lot measured in gross square feet per lot, net square feet per <br />lot, area per block and total area of the plat; <br />(h) The exact location, widths and proposed names of all proposed streets; <br />(i) The location and width of all easements to be dedicated; <br />(j) Land dedicated as park or trail shall be labeled park on the final plat and dedicated with the <br />final plat; <br />(k) Name and address of the registered surveyor of the plat with certification in the form required <br />1 by Minnesota-Statutes-M.S. § 505.03, as may be amended from time to time; <br />(1) Statement dedicating all easements for installation and maintenance of utilities and drainage <br />facilities over, under, and along the areas designated as drainage and utility easements; <br />(m) Statement dedicating all streets or other public rights -of -way to the public; <br />DRAFT JANUARY 5, 2009 <br />
