This <br />would likely lead to the removal of parking spaces as the location of <br />the trash enclosure and an accessible route will take up a great deal of <br />the existing parking area. <br />d. All painting must be conducted in an approved paint booth. All paint booths <br />and all other activities of the operation shall thoroughly control the emission <br />of fumes, dust or other particulate matter so that the use shall be in <br />compliance with the State of Minnesota Pollution Control Standards, <br />Minnesota Regulation APC 1 -15, as amended. <br />This is a standard requirement under the MPCA, and will be enforced <br />on an ongoing basis in cooperation with that organization. <br />e. All flammable materials, including liquids and rags, shall conform with the <br />applicable provisions of the Minnesota Uniform Fire Code. <br />• <br />g. <br />This is a standard requirement of the Fire Code, and will be enforced <br />on an ongoing basis in cooperation with the Centennial Fire <br />Department. <br />All outside storage shall be prohibited except the storage of customer <br />vehicles waiting for repair. <br />Again, due to the size of the site, staff would recommend that no <br />outside storage or display be allowed with the exception of the 5 <br />vehicles for sale. This should not be an issue as vehicles waiting to be <br />repaired do not constitute outside storage. <br />h. All conditions pertaining to a specific site are subject to change when the <br />Council, upon investigation in relation to a formal request, finds that the <br />general welfare and public betterment can be served by modifying the <br />conditions. <br />The City Council should review this Conditional Use on an annual <br />basis to determine if any modifications must be made. <br />KI Auto <br />Page 14 of 15 <br />
