• <br />• <br />• <br />In order to make the review of this request easier, the staff report is broken <br />into 5 sections. <br />Section 1 Comprehensive Plan <br />This section covers the land use designation request, and the issue <br />of timing as related to the 2030 Comprehensive Plan. <br />Section 2 Zoning <br />This section covers the rezoning request. <br />Section 3 Conditional Use Permit — Outdoor Sales Lot <br />This section covers only the new request to add outdoor sales of <br />automobiles to the site. It lists the findings that must be made for a <br />Conditional Use Permit and the conditions specific to the use of <br />`Outdoor Sales Lot'. <br />Section 4 Conditional Use Permit — Existing CUP for Automobile Repair <br />This section covers only the existing use on the site, as allowed by <br />the Conditional Use Permit 91 -01. The conditions of that approval <br />are listed, and reviewed. <br />Section 5 Conditional Use Permit — Automobile Repair (current ordinance) <br />This section reviews the current ordinance requirements for <br />Automobile and Truck Repair (including body shop). The zoning <br />ordinance requires that a site be brought into compliance with the <br />current ordinance when there is a change of use on that site. The <br />proposed addition of automobile sales means the use on the site <br />has changed and it is appropriate to impose all performance <br />standards of the zoning ordinance on the site. <br />KI Auto <br />Page 2 of 15 <br />
