• <br />• <br />• <br />Extension for PUD <br />page 3 <br />1. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City Comprehensive <br />Plan. <br />This amendment does not involve a rezoning of a property, but the removal of a time <br />extension restriction. The restriction applies only to planned unit developments. <br />Other platting projects, with timelines governed locally by the subdivision and <br />platting chapter of the city code, do not have such a restriction. <br />2. The proposed use is or will be compatible with present and future land uses of the area. <br />This removal of a time extension restriction will have no effect on the compatibility <br />of any project with its surrounding uses. <br />3. The proposed use conforms with all performance standards contained herein. <br />This removal of a time extension restriction is an amendment of a performance <br />standard. No compliance with other standards will be affected. <br />4. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. <br />5. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />This removal of a time extension restriction will have no effect on a project's need for <br />or effects on City services or utilities or transportation infrastructure. <br />2) The six -month restriction limits City Council discretion and has the potential to prevent the <br />initiation or completion of a project deemed to have public value by the Council and the <br />community. <br />OPTIONS <br />1. Approve the ordinance amendment removing the six -month limit for extensions of the period <br />allowed for submitting a PUD final plan. <br />2.
