A 10' <br />easement is required on the back because the abutting property is not developed. Lot <br />line easements must be shown on a revised final plat that is submitted prior to <br />consideration by the city council. <br />An existing drainage and utility easement covers all of existing Lot 5, Block 2 of the <br />4th Addition. This will need to be vacated by the City Council. This action has been <br />scheduled. The P & Z is not required to make a recommendation on such actions. <br />• Park Dedication: The Park parcel is to be dedicated to the City. A final plat includes <br />a dedication paragraph. The dedication paragraph on the submitted final plat does not <br />include the Park parcel. This must be added on a revised final plat that is submitted <br />before consideration by the city council. <br />• Watershed District Permit Status: The Rice Creek Watershed District (RCWD) <br />permit must be current before the City can approve a final plat. <br />• Title Review: A title commitment has been submitted and is being reviewed by the <br />city attorney. The city attorney approval is needed before consideration of the final <br />plat by the city council. <br />• Pond Parcel in 3rd Addition: To the east of Block 2, 4th Addition, there is a <br />stormwater pond that is in Outlot B of the 3rd Addition. This pond parcel should be <br />dedicated to the City. A deed for this parcel should be submitted. <br />CONDITIONS OF APPROVAL <br />The following conditions should be attached to the P & Z recommendation for the <br />preliminary plat: <br />1. The setbacks must be included on a revised preliminary plat that is submitted for <br />review prior to consideration of the preliminary plat by the City Council. The <br />setbacks can be illustrated with a detail on the preliminary plat. <br />2. Documentation of the status of the Rice Creek Watershed Permit must be <br />submitted for review prior to consideration of the preliminary plat by the City <br />Council <br />The following conditions should be attached to the P & Z recommendation for the final <br />plat: <br />1. The preliminary plat of Century Farm North 5th Addition must be approved prior <br />to consideration of the final plat by the City Council. <br />
