Twin City Fab, Inc.
July 12, 2000
page 6
The plans comply with the conditions for outdoor storage. The site complies with the
locational restrictions. The storage will be fenced with 8' chain link, and screened with
ivy on the fence and other landscaping. The storage area will be partly paved, with class
5 aggregate in the remaining area. Staff recommends this is appropriate. The storage
area could be up to 3.5 x 19,200 sf, or 67,000 sf. The shown area is much smaller,
approximately 5205 sf.
However, staff is not comfortable stating that all the criteria above are met. Specifically,
it is not clear that the general CUP findings a, b, d, and e can be made. Therefore, staff
cannot yet recommend approval.
ENVIRONMENTAL BOARD ACTION
The Environmental Board reviewed the project on June 28. That Board did not have a
complete landscape plan to review. Nonetheless, it made several recommendations,
which are attached to this report. Some are difficult to implement because of the
economic reasons. Others have been addressed. A complete landscape plan will be
required. Coordination in grading, landscaping, and lighting between neighboring
properties is a good idea and is being included in the overall review of the sites.
However, as stated above, the plans are not yet at a stage where staff can recommend
approval.
OPTIONS
1. Continue public hearing to allow applicant to prepare complete information and staff
to prepare a complete report and recommendation.
2. Deny application for site plan and conditional use permit.
RECOMMENDATION
Option 1.
•
•
•
