Marmon Keystone <br />August 9, 2000 <br />page 6 <br />CONDITIONS OF APPROVAL: SITE PLAN AND CONDITIONAL USE <br />PERMIT <br />Staff recommends the following conditions apply: <br />1. A shared driveway agreement for the access to Apollo Drive must be submitted for <br />review and approval by the City Engineer and recorded with the County. <br />2. Approval of the site plan and conditional use permit is not an implied approval of <br />signage. All signs require a sign permit and must comply with the sign ordinance. <br />3. Twenty -nine (29) parking stalls shall be constructed as shown on the site plan, with <br />additional area available as shown as "future parking if required" on the site plan. If <br />the City determines parking is a problem, the property owner shall construct <br />additional parking. <br />4. The recycling bin must be screened. Elevation of screening must be submitted for <br />staff review before City Council approval. <br />5. Shoebox lighting fixtures shall be used. An additional fixture shall be added to light <br />the western portion of the storage area. <br />6. The paved truck maneuvering area shall have curb around the perimeter. <br />7. Outdoor storage racks shall not be railroad ties or creosote - treated or penta- treated <br />wood. <br />8. The City Engineer's concerns, included in the TKDA memo of July 28, 2000, must <br />be addressed to his satisfaction. <br />9. All permits required by the Rice Creek Watershed District shall be obtained prior to <br />grading. <br />10. Final utility, grading, and drainage plans must obtain approval from the City <br />Engineer. <br />11. Park dedication shall be paid per City policy. <br />12. Proper building permits must be obtained prior to any construction and 1% of the <br />construction costs must be put in escrow to insure completion of all site <br />improvements. Fire suppression sprinklers are required. <br />• <br />
