• • • North American Composties October 11, 2000 page 2 • Building The building footprint is approximately 24,980 sf. The warehouse portion will cover about 20,120 sf and office portion will cover about 4860 sf. The warehouse portion will be 26' 4" high. The office portion will be 16' 4" high. The exterior walls of the warehouse portion of the building will be precast concrete panels. The office portion exterior will be decorative concrete block. The roof will be standing seam metal on both portions of the building. The office entry and loading docks are on the east side of the building. An automatic gate will separate the front parking area from the loading area. A six -foot chain link fence will surround the rear parking and loading area. The trash area will be screened with masonry to match the office exterior. • Lighting Cut -sheet pictures of proposed light fixtures show hooded fixtures for all but the F -4 fixture (Lumark Nite Watch). The others are shoebox or hooded fixtures, but F -4 directs light horizontally from the wall. This is not acceptable under our policy of requiring that lighting be directed down rather than horizontally or up. Another fixture must be substituted for the Lumark Nite Watch. The lighting photometric plan indicates that lighting will meet City maximum of 1 foot candle at the center line of a public street. We will check to ensure the requirement will be me with the replacement of the fixture noted above. • Signage Signage is governed by the City's sign ordinance and permits are required for all signs. All signs will be reviewed with the sign permit applications. • Landscaping The submitted landscaping plan is extensive and includes numerous native seeds. The applicant used the draft new landscaping ordinance as a guide. However, the City Environmental Specialist wants revisions to the plan regarding species and soil treatment. Another landscaping plan must be submitted and obtain the Environmental Specialist's approval. • Utilities The City Engineer has reviewed the preliminary utility plan and grading plan. Some revisions are necessary, as listed in his October 5 memo. The revisions to the plans must be submitted and obtain the City Engineer's approval before City Council approval. The
