The site development shall minimize impacts on <br />wetlands, streams, lakes and ponding areas. <br />Recreation: The site development shall not conflict with existing <br />recreational facilities in the City. <br />Public Heating. Comments and testimony of the public on the <br />proposed use of such a site will be heard and made available at one <br />or more, Public Hearings in the City. <br />(Code 072684) <br />4.144 (11) Self Storage (mini warehouse) Facilities. Provided that: • <br />4.144(11) (a) <br />Green Space. At least thirty five percent of the site is open, green space <br />which is sodded and intensely landscaped in accordance with a plan approved <br />by the City Council. <br />4.144(11) (b) Building Coverage. Building coverage shall not exceed forty percent of the <br />lot area. <br />4.144(11) (c) Building Location. No buildings shall be located closer than thirty -five feet <br />to each other to allow for parking, loading, driveway and fire lanes. <br />4.144(11) (d) Building Length. No building shall be greater than one hundred fifty feet in <br />length. <br />4.144(11) (e) Snow Storage. Adequate space is provided for snow storage. <br />4.144(11) (f) <br />4.144(11) (g) <br />4.144(11) (h) <br />4.144(11) (i) <br />4.144(11) (I) <br />Fire Hydrant. All structures are to be within two hundred feet of a fire <br />hydrant. <br />Sprier Systems. All storage buildings are to be equipped with dry <br />sprinkling systems which will be subject to review and approval of the City <br />Building Official and the City Director of Fire and Safety. <br />Fire Alarm System. Every 2,000 square feet of the storage structure is to be <br />separated by a fire wall and a complete and comprehensive fire alarm system <br />with smoke detectors shall be initiated in each structure subject to the review <br />and approval of the Director of Fire and Safety. <br />Driveways and Parking Area. All driveways and parking areas are to be <br />hard (blacktop or concrete) surfaced and adequate turning radius for fire <br />truck maneuverability is to be maintained throughout the site. Designated <br />snow storage space is to be provided to insure adequate and safe access <br />during winter months. <br />Caretaker Apartment. If an "on- premises" caretaker dwelling unit is <br />provided on site, construction of said dwelling unit shall conform to all <br />design standard regulations for multiple family dwelling units of the <br />Minnesota State Building Code and the New Hope Zoning and Building <br />Code. The occupancy and minimum interior and floor area standards shall <br />be controlled by sections 3.353, 3.361, 3.362 and 4.035(6)(b) of this Code. <br />Off - street parking shall be made available for said dwelling unit in <br />conformance with section 4.036(10)(a) of this Code. <br />4 -127 072684 <br />
