Mr. Piper has <br />applied for a variance from the required 5 -foot side yard setback for accessory buildings <br />in order to construct a 465 square foot addition on to his existing 624 square foot attached <br />garage. The proposed addition would be used primarily to house a third car, and <br />secondarily for storage. In addition, Mr. Piper argues that several homes in the <br />neighborhood have three -stall garages, and that such an addition would add value and <br />marketability to the subject property. <br />This report is based on information from standard plat files and plans provided by Mr. <br />Piper. <br />The City's zoning ordinance states that the side yard setback for an accessory building in <br />a Rural zone is 5 feet (Section 5, subdivision 1.B.3.d.2). <br />ANALYSIS <br />Mr. Piper wants to build a 31' X 15' addition onto his existing attached garage. The <br />current garage is located in the northeast corner of the lot, 15 feet from the northern <br />property line. A water well is located in the front yard, with the septic drainfield in the <br />rear yard approximately 40 feet from the house. There is a ten -foot drainage easement <br />along the western property line. <br />The subject property is zoned Rural, with lot coverage of 44,280 square feet. Under City <br />Code, the property is allowed 1,120 square feet for accessory buildings. The existing <br />attached garage measures 26' X 24', or 624 square feet. The addition of the proposed <br />
