• <br />• Pedestrian circulation should be an important design factor within the development areas <br />to facilitate pedestrian and bicycle circulation among businesses and residential sites. <br />Such circulation routes must be safe and aesthetically pleasing. <br />• Design guidelines must be prepared for any new development project in the area. <br />Developers should submit draft guidelines with development applications. Design <br />guidelines for each project must include attention to previous projects in order to <br />coordinate design throughout the study area. After being refined in collaboration with <br />City staff, design requirements shall be incorporated into the approval of the <br />development. <br />• Buildings must be designed with "four -sided architecture ", using the same quality <br />materials on all sides. <br />o All facades shall be articulated with a variety of materials, glazing, awnings, or other <br />details to add visual interest. <br />o Building design elements should include an expression of a building base (of brick or <br />stone), a middle, and a top with cornice elements at the top of the first floor and the <br />top of the building. <br />o Roof lines and cornice details shall be completed in a three- dimensional manner so <br />• that the features on the back of the roof or similar unfinished areas are not visible <br />• <br />o The front facade may have a unique design or more significant glazing. <br />• Commercial buildings must incorporate trash and service areas within the buildings <br />rather than utilizing outdoor enclosures. This will conserve land and maximize the <br />potential for outdoor seating and pedestrian friendly amenities. <br />• It is not the intent of this plan to specify housing unit styles. However, garage units must <br />not access directly onto the main access drive or the main public streets through the <br />development . <br />• The Hodgson/Co Rd J intersection is a gateway and appropriate elements are to be <br />included in the development of the corners of this intersection. <br />the western area due to its shape.
