Comforts of Home <br />page 6 <br />When asked about certain community characteristics, 45% said there is too little senior <br />housing, 32% said about right, and 23% didn't know. <br />PLANNED UNIT DEVELOPMENT: Development Stage Plan <br />Site: The site currently consists of one parcel that includes approximately 17 acres. <br />The property has a trapezoidal shape due to the Woodridge Estates neighborhood, which <br />forms a diagonal western border to the site. The site does not include the liquor store, <br />insurance office, or the boarded -up 49 Club. The site currently has extensive tree cover. <br />A small wetland of less than 1/2 acre sits in the northwest corner of the site. <br />Residential Buildings, Units: The proposal includes three types of dwelling units. <br />On Lot 1 in the northeast part of the site, two large buildings would be built: one with <br />senior apartments and one for assisted living units. Though they are connected by a <br />commons building, they are very different types of dwelling units. <br />Owner - occupied condominium units would be constructed on Lot 2 in the northwestern <br />part of the site. (These are labeled "townhomes ", but townhomes typically are <br />characterized as having individual entrances to the street and the units extend from <br />foundation to roof. This report will refer to them as condominiums.) <br />• Assisted Living: The 42 assisted living units are similar to hospital rooms in some <br />ways. The have no kitchens, and the building has common dining areas. While all unit <br />have toilet /wash rooms, two large bathing rooms on each floor provide for assisted <br />bathing. <br />This building would have a cultured stone base about three feet high around the entire <br />building. A brick veneer would complete the first floor elevation. The second floor <br />would have Hardipanel lap siding and vertical siding. <br />Building heights are measured halfway up a gabled roof (the average height of the <br />highest gable). The tallest gable on the assisted living building is 43' high with an <br />average height of 33'. <br />• Senior Apartments: This building includes apartments on the ground level and second <br />floor, with underground parking. The 41 senior apartments include one - bedroom <br />apartments and studio apartments. Both types have full baths and kitchens in each unit. <br />The apartment building would have a cultured stone base around the entry areas but not <br />around the entire building. Hardiplank vertical and horizontal siding would cover the <br />majority of the walls. No brick veneer is included on the elevations. This building height <br />is similar to the assisted living building: about 33' with a peak of about 43'. <br />• Condominiums: There would be four condominium buildings with 12 owner- occupied <br />units in each building for a total of 48 units.
