• <br />• <br />Mr. Jeff Smyser <br />December 13, 2006 <br />Page 7 <br />Comforts of Home Residential Element – Medium Density Residential <br />A combination of senior and assisted living housing types and styles are proposed for Comforts <br />of Home, providing a variety of life -cycle options to residents and homeowners. The <br />development proposal is based directly on the approved Comprehensive Plan. The housing types <br />and densities are consistent with the City's Comprehensive Plan. <br />Townhomes <br />CORE is pleased with the amount of interest from quality residential builders seeking to build on <br />this Site. CORE proposes the construction of 24 attached townhomes. Preliminary market <br />response leads CORE to believe that these townhomes may provide workforce housing to <br />housing for empty nesters. The townhomes will be located in areas that provide a buffer <br />between the existing low - density housing and the proposed assisted living facility <br />Assisted Living <br />Comforts of Home provides assisted living, memory care and respite care in a professionally <br />managed, thoughtfully designed setting. Comforts of Home / CORE propose 83 senior living <br />units. <br />Comforts of Home's senior communities are designed to be as home -like as possible. Comforts <br />of Home tailor the level of care to each resident's needs, providing the right help at the right time <br />to enhance each individual's ability to live as independently as possible. The philosophy is <br />simple — to provide quality care to seniors at an competitive price and with a personal touch. <br />The company's mission is to provide living accommodations for seniors where they are happy, <br />comfortable and secure, and looked after with care and respect. <br />Comforts of Home Commercial Element <br />Comforts of Home will provide a neighborhood scale retail and commercial services, including a <br />grocery. These are convenience services for new residents and the existing neighborhood. <br />The proposed grocery includes a fuel island feature. This feature will allow grocery consumers <br />to purchase fuel at discounted prices. This type of fuel service is not a destination service; rather <br />upwards of 80% of these fuel users are already on Site having purchased their groceries. <br />Neighborhood services are envisioned for the development of the smaller retail pads. Potential <br />businesses could be a deli -style restaurant, dry cleaner, professional services such as accounting <br />or insurance, etcetera. <br />These elements are consistent with the City's Comprehensive Plan for the area and also with the <br />City's recently released citizen survey titled "2005 Quality of Life Survey ". <br />
