• <br />• <br />• <br />AGENDA ITEM V.B. <br />STAFF ORIGINATOR: Paul Bengtson <br />P & Z MEETING DATE: April 11, 2007 <br />TOPIC: Public Hearing: Conditional Use Permit Amendment <br />Molin Concrete Office Building and Campus Addition <br />BACKGROUND <br />Molin Concrete is proposing a 7,785 square foot office building and some minor facade <br />improvements to the existing office building to create a more cohesive appearance to their <br />facilities at 415 Lilac Street. Additionally the grading plans indicate some wetland mitigation <br />and enhancement that will prepare the site for a future addition to the manufacturing building on <br />the east side of the site. These items are shown on the plans for informational purposes only. <br />The manufacturing addition and the wetland mitigation/enhancement areas are not part of the <br />current application and will be subject to a Conditional Use Permit Amendment application in <br />the future. <br />The Molin property is covered by a conditional use permit for the concrete plant. The northern <br />20 acres is covered by an interim use permit for outdoor storage. This new application does not <br />involve the storage area. The Conditional Use Permit covers the entire site. Building additions <br />such as those proposed in this application require an amendment to the Conditional Use Permit. <br />Because this application involves the CUP amendment, it is appropriate to review the conditions <br />placed on the site through the last CUP amendment in 2006. The City amended the CUP in 2003 <br />with Resolution 03 -73, in February 2005 with Resolution 05 -13, and again in February 2006 <br />with Resolution 06 -32. <br />Molin Concrete has sent a notice to the surrounding home owners to inform them of the <br />proposed expansion and invited anyone interested to provide comment. These same <br />homeowners were also noticed by the city of the public hearing in regards to this request. <br />
