• <br />The current rezoning proposal would apply only to the property included in the plat. Future <br />redevelopment of other properties within the area would require a rezoning and platting of such <br />properties. <br />Preliminary Plat <br />Lots: The lots will be approximately 470 feet in depth, a minimum of 76.5 feet in width, and a <br />minimum of 36,141 square feet in area. All of these exceed the minimum standards of the <br />zoning ordinance as the lot width may be reduced to 75 feet in width for any property 1.5 acres <br />in size or larger that existed prior to February 22, 1988. <br />Setbacks: The submitted plans depict a 13 foot setback to the west and east for the existing <br />dwelling, and all required setbacks will be enforced on both lots in the future. <br />Streets: No additional roads are being proposed and the full right of way is in place for <br />Lois Lane. The existing road system can accommodate the traffic generated by the new homes. <br />Park Dedication: The current subdivision ordinance includes park dedication in the amount <br />of $2075 per residential unit, less any land dedication. There is no land dedication needed, as <br />Highland Meadows Park is nearby. <br />• Utilities: Sanitary sewer and water is already in place in Lois Lane presently. Both <br />proposed lots, including the existing home, must connect to utilities. Onsite septic systems must <br />be abandoned according to law. In addition, existing wells likely will have to be capped because <br />of proximity to new sanitary sewer lines. These and other issues discussed in the City Engineer <br />review memo must be addressed to his satisfaction. <br />Grading: The grading plan has been reviewed by the City Engineer and his comments will <br />need to be addressed to his satisfaction prior to the site being developed. <br />Final Plat: The final plat is conforming with the preliminary plat and adequately addresses all <br />requirements of the subdivision ordinance and the zoning code. <br />• <br />
