• <br />• <br />AGENDA ITEM VI A <br />STAFF ORIGINATOR: Jeff Smyser <br />P & Z MEETING DATE: August 8, 2007 <br />TOPIC: DISCUSSION: <br />Planned Unit Development Concept Plan <br />Main Street Village, Azure Properties <br />BACKGROUND <br />Azure Properties has submitted a proposal for a planned unit development called Main Street <br />Village. The proposal includes creating four commercial lots on a portion of 28 acres of <br />property. The remaining 19 acres has not been laid out. However, because of stormwater and <br />transportation planning needs, the use of the entire site must be considered. We have not <br />received complete information on this application, but discussing the project in the concept <br />plan phase of the PUD process allows for public consideration without the need for formal <br />recommendations. While this is a concept review, this report presents details of many <br />elements of the project in order to assist the discussion and support the goal of providing <br />substantive guidance for the developer. <br />The zoning ordinance defines two types of PUD: rezoning and conditional use permit. A <br />commercial PUD can be approved as a conditional use permit. <br />The site is within the area analyzed by the I -35E Alternative Urban Areawide Review <br />(AUAR).
